Farm & Land for Sale in Southwest Missouri

Ozarks Acreage, Tri-Lakes Access & More

Whether you’re looking for a wooded retreat near Table Rock Lake, a build-ready parcel in the Branson hills, a developer opportunity already subdivided and utilities-in, or affordable river access on the Current — southwest Missouri’s land market has more variety than most buyers expect. And more value.

At PB Realty, our Branson-based agents have been helping buyers find the right piece of ground since 2005. Many of us own land here ourselves. We know which ridges hold the best views, which counties have the most flexible zoning, which parcels have deeded water access, and which listings are priced to move. With 80+ agents working across Taney and Stone counties and beyond, we carry one of the largest inventories of farm and land listings in the Ozarks region.

From affordable river access lots under $50,000 to rare lakefront development parcels on Table Rock Lake — including some of the last remaining buildable acreage near Kimberling City — our inventory reflects the full range of what southwest Missouri land has to offer.

Frequently Asked Questions About Farm & Land For Sale in the Ozarks

Land prices in southwest Missouri span a wide range depending on location, access, utilities, and intended use. Smaller recreational lots and river access parcels can start well under $50,000. Mid-range acreage — think 10 to 40 acres with road access and some improvements — typically falls between $50,000 and $150,000. Larger tracts, development-ready properties, or anything with lake proximity or established infrastructure can run $150,000 to $500,000 and above. The Ozarks still offers strong value compared to most of the country, but desirable properties near Branson and the Tri-Lakes move quickly. The best way to understand current pricing is to browse active listings and talk to an agent who’s been watching the market — and buying in it — for years.
Yes — though “near” does some work in that sentence. Properties directly adjacent to Table Rock Lake, Lake Taneycomo, or Bull Shoals with deeded water access command a premium. But move 10 to 20 minutes out and affordability opens up considerably. We regularly list wooded lots, small acreage tracts, and recreational parcels in the $30,000–$80,000 range that put you in the Ozarks lifestyle without a lakefront price tag. River access properties along the Current River corridor are another option for buyers who want natural water access at a lower entry point. Affordable land exists here — you just need to know where to look and move when something good hits the market.

That depends entirely on what you want to do with it.

Taney County — home to Branson — offers the most activity, the strongest tourism-driven investment potential, and proximity to Table Rock Lake and Lake Taneycomo. It’s ideal for vacation rental development, lifestyle acreage near amenities, and properties you want to be able to rent or resell easily.

Stone County sits just to the west and tends to offer more rural character with similar lake access — often at slightly lower price points. It’s a strong choice for buyers who want space, privacy, and Ozarks scenery without being in the thick of Branson traffic. Stone County is also home to Kimberling City and some of the last remaining lakefront development land on Table Rock Lake — making it particularly compelling for investors and developers with a longer-term vision.

Many buyers look at both and let the specific property make the decision for them. Our agents work both counties daily and can help you understand the tradeoffs.

Start with a brokerage that actually specializes in it. Land and farm transactions have different considerations than a residential home sale — access rights, agricultural exemptions, timber value, soil quality, zoning flexibility, and water features all factor into value in ways a generalist agent may miss. At PB Realty, many of our agents own acreage themselves and have navigated these purchases firsthand. Beyond browsing our active listings, we’d encourage you to call us directly — some of the best land opportunities in southwest Missouri change hands before they’re ever widely marketed. Having an agent who knows what’s coming and who to call makes a real difference.

A realistic starting budget for usable land — something with road access, a reasonable lot size, and genuine potential — is around $40,000 to $60,000 on the lower end. That range can get you a smaller wooded lot, a recreational parcel with shared amenities, or river access in the right location. For 10+ acres with more privacy, a view, or proximity to Branson, plan for $100,000 to $200,000 as a realistic midpoint. Development-ready properties or anything with existing infrastructure — a well, septic, electrical service, or established sites — typically command more.

At the upper end, lakefront development land on Table Rock Lake — when it becomes available — is priced to reflect its scarcity. These are generational opportunities, and buyers who hesitate usually regret it.

The good news: whatever your budget, southwest Missouri offers more options per dollar than most comparable outdoor recreation markets in the country. Tell us your number and what matters most to you, and we’ll show you what’s actually possible.

Rarely — and that’s not an exaggeration. True lakefront acreage on Table Rock Lake is among the most finite real estate in the Ozarks. Most of the shoreline has been developed, and when a parcel does come available — especially one with gentle lake access, meaningful acreage, and proximity to a town like Kimberling City — it draws serious attention quickly. We do occasionally list lakefront development opportunities, as well as buildable lots in upscale lake communities that offer water access and the Table Rock lifestyle at a lower entry point than raw lakefront. If lakefront or lake-adjacent land is your goal, the best move is to get connected with one of our agents now so you’re not finding out about the right property two weeks after it sold.
